Providing Affordable Housing with ICHDE
At Hearth & Shelter Foundation, we are committed to transforming communities through sustainable and affordable housing solutions. Our recent collaboration with Interfaith Community Housing of Delaware (ICHDE) on the North 9th Street Revitalization Project in Wilmington’s historic Trinity Vicinity neighborhood exemplifies this dedication.
About the Project
Located on the 800 block of West 9th Street, this initiative aimed to rejuvenate a key corridor in Wilmington by addressing vacant and deteriorated properties. The project was a collaborative effort involving the Wilmington Neighborhood Conservancy Land Bank (WNCLB), the National Community Reinvestment Coalition (NCRC), and funding partners such as JPMorgan Chase and the Delaware State Housing Authority.
Scope of Work
Hearth & Shelter Foundation was entrusted with the comprehensive construction responsibilities for this project, encompassing:
Foundation Work
Laying robust and stable foundations to ensure the longevity and safety of the new townhomes.
Structural Framing
Erecting the framework that defines the layout and integrity of each residence.
Exterior and Interior Finishes
Applying high-quality materials and craftsmanship to both the exterior facades and interior spaces, creating homes that are both aesthetically pleasing and functional.
Collaborative Success
This project was part of a broader $2 million development plan that included the renovation of six existing properties and the construction of three new townhomes. The homes were made available to buyers at affordable prices, set at 80% of Wilmington’s Average Median Income (AMI), with the stipulation that purchasers agree to reside in the properties for at least five years.
Our collaboration with local organizations and stakeholders was instrumental in transforming this block into a vibrant and welcoming community. By focusing on homeownership and quality construction, we contributed to stabilizing the neighborhood and providing residents with a renewed sense of pride and investment in their community.
